Consultation Advisor Package

I will come to your home, listen to your goals, answer all quesitons, evaluate your space, professionally guide you on options and possibilities, and educate you on things you will need to know before you hire one contractor or possibly several. 

I will help you determine the right type of contractor/s for your type of project. I will discuss ways to save money and avoid costly mistakes. I will discuss responsibilites and how to properly set expectations and guide you on a recommended appropriate budget range for scope of work based on complexity of proposed work. 

When consultation ends, I will review, prepare and provide a general scope description, recommendations of necessary trade types and in what order they should be scheduled, a custom "to do list" fo your remodel. Educate you on who does what and provide you a list of what to ask when interviewing contractors.

NOTE: This consultation package is for one time, in home, professional advice only.  

Introductory Consutation Package Fee =

$400 for one room + $200 per additional room

As-Built & Concept Ideas Advisor Package

I will measure and provide a hand sketched "as built" measurement plan so you can provide copies to trades that are "apples to apples" for getting quotes. This will save time for trades and for you during the contractor interview process. 

I will hand sketch top view and elevation views of proposed new kitchen or bathroom areas. (with up to 3 layouts per room). Layouts can be provided for contractors for bidding purposes and help reduce time and costs for paying an additional design fee as you are presenting an already prepared design to bid from. 

(Includes up to 2 sets of revisions) 

Introductory - As Built & Concept Ideas Advisor Package Fee = $1,000 for Kitchens

$500 for each Bathroom

Materials Recommendation Advisor Package 

It's all about the details...

From appliances, to plumbin fixures, to electrical fixtures, to cabinet styles & finishes, to backsplash tile & grout color, to countertops & edge details, to paint, to flooring....every detail matters and it can become absolutely overwhelming to narrow down. 

With this package, I will help navigate you through every detail! I will assist you as a personal material selection advisor and coordinator. I will educate you on all material types and where to purchase them from preferred vendors.

I will help keep you on an agreed budget and guide you to materials below buget. Once selections are solidified, I will assist with providing quantities needed, checking lead times and helping find the lowest pricing from preferred vendors. 

I will create your selections "to do list" customized with every selection needed to complete before demo begins. 

Introductory - Material Advice & Coordination Package = $1200 for Kitchens $600 per bathroom

Contractor Research & Estimate Review Advisor Package

Not all build agreements are created equal. Know who you are hiring!!  

With this package, I can research your contractors that you are considering hiring, research contractors license history and verify they are licensed to perform your type of work, check for general liability and workmans compensation coverages and look for any complaints with the CSLB and any onlie reviews. 

I will find out if they are using employees or subcontractors on your project and request proof that all workers on your property are properly insured. 

I can call contractor provided client referrals to ask hard questions about quality of work, change orders, volumes of ongoing projects and timeframe expectations, etc. Would they hire them again? 

I will review estimates from your contractors to make sure it's written fairly and transparently and clearly defines inclustions and exclusions. I will advise you on concerns or recommendations for negotiating and ensuring they provide you a revised agreement with better terms. 

Introductory Contractor Research & Estimate Review Advisor Package Fee = $250 

Project Progress Advisor Package

With this package, You can pay me as needed during your project to come out to see the progress of work to ensure it's installed as promised.  It's always nice to have an extra set of professional eyes to catch any problems early and have a neutral problem solver available when issues arise during production. 

Introductory Project Progress Advisor Package Fee = $150 per visit or $500 unlimited if paid up front. 

"Start to Finish - All In" 

Advisor Package

With this package, I will perform all 5 previous mentioned ala carte advisor package options from "Start to Finish" 

Introductory "Start to Finish" Advisor Package Fees = $2,500 for Kitchens

$2,000 for (1) Bathroom 

(additional bathrooms $500 each) 

NOTE: Fees for larger Whole Home projects or Room Addition projects to be determined base on scope of work.
